Character and Community
A developer partnered with Vocon to create the masterplan for the mixed-use development, Cobblestone. At the heart of Cobblestone lies a vibrant blend of uses designed to enrich community life. The northern section of the development is dedicated to 20 acres of commercial space, setting the stage for a bustling district that will soon host a variety of retailers, including a much-anticipated grocer that will become a vital resource for residents.
Nature and Neighborhood
Nestled in the tranquil countryside near Lake Erie’s shores, The Heron Project embodies a deep commitment to thoughtful stewardship. Tasked with creating a residential community that honors the area’s natural allure, our design team embraced a strategy that preserves the landscape’s integrity.
Innovative Mix of Housing
In response to a city-issued RFP, Drees Homes partnered with Vocon to create a master plan for 11.2 acres of vacant land previously occupied by Forest Elementary School. With the city planning a new, centralized elementary school and seeking a developer team for a city-wide initiative to support neighborhoods with relocated students, our design team crafted a thoughtful and cohesive residential community that caters to diverse market segments and integrates seamlessly with the existing street layout and architectural character of the surrounding area.
Kent State University sought to create an Intergenerational Village that would provide diverse housing options within a small university town setting. The Intergenerational Village would take advantage of the site location between a single-family neighborhood and campus amenities, such as the Student Recreation and Wellness Center.
The master plan envisions an environmentally sustainable, socially diverse community that is well-integrated into the City of Kent and Kent State University both physically and programmatically. Our design team’s interpretation of Kent State University’s needs created a community where residents of all ages and backgrounds, marital status and household size find equitable housing and adjacent amenities.
Park East Masterplan is aimed at converting a 404-key hotel into 185 luxury apartments, along with the construction of a new 160-unit apartment building, 40,000 SF of retail space, a 30,000 SF office building, a one-acre public space, and a 200-car parking garage. The project represents a significant revitalization effort in an urban area, with the goal of turning a mixed and disjointed landscape of offices, healthcare facilities, residential buildings, and retail into a cohesive, community-focused development.
Nestled in the picturesque Teton Valley, just a short drive across the pass from Jackson, Wyoming, this mixed-use development masterplan represents an innovative solution to a pressing housing challenge. With a primary focus on creating attainable housing deeply rooted in the neighboring rural community, this project leverages local community insight to offer accessible and attractive housing options.
Spanning across 10 acres, the masterplan introduces a diverse array of housing types, bridging the gap between single-family homes and low-rise apartments. It includes stacked flats, cozy tiny homes, charming cottages with ADUs (accessory dwelling units), and modern four-plexes, catering to the diverse needs of its residents.
